With over two decades in real estate investment and property management, Nicole Stines founded JNS Properties with a clear vision: to build a boutique firm that combines institutional-quality operations with the personal touch of a hands-on operator.

Starting with a single student housing property, Nicole grew JNS into a multi-state portfolio spanning student housing, residential investments, and unique development projects. Her expertise in lease-up strategy, value-add renovations, and community-focused management has become the cornerstone of the firm's success.

Nicole's philosophy is simple — treat every property as if it were her own, and treat every resident, owner, and investor as a true partner. This approach has earned JNS a reputation for integrity, performance, and long-term relationships.

Josh Stines brings a complementary skill set to JNS Properties, with a background in operations, finance, and strategic growth. His analytical approach to acquisitions and deal structuring has been instrumental in expanding the firm's portfolio across the Southeast.

Working alongside Nicole, Josh oversees the investment side of the business — identifying opportunities, managing investor relationships, and ensuring every project delivers on its financial objectives.
